Algeco completes Starbucks restaurant in just 6 weeks

Algeco, Europe's leading modular and offsite building solutions brand, has completed the new modular Starbucks restaurant in Normanton, Derby in just 6 weeks from start to finish.

The 6 week schedule was possible because Algeco completed the shell install in just 2-weeks by delivered the modules with a PMV (Pre Manufactured Value) of over 80%.

Being able to hand over the restaurant in a matter of weeks meant that it is now generating income much quicker than an on-site build, helping achieve a quicker return on investment and a key reason why Starbucks choose a modular solution from Algeco.

A long track record of handing over similar modular and offsite projects on rapid lead times initially gave Burney Group, the developer, and Starbucks confidence that Algeco was the right partner on this project.

Alongside this was the fact Algeco presented practical means of overcoming all the specific challenges at the Derby location: a constrained site next to other busy retail locations and close to a residential neighbourhood.

The Algeco solution also meant fewer deliveries to site, with the modules being delivered out of retail hours, whilst completing the building shell in 2 weeks avoided disruption to the local area and unsightly building works.

As a result of the exemplary work carried out at Derby, Algeco has already gained multiple further orders from Starbucks and is currently working on the new site in Scunthorpe.

The modular solution at Derby also resulted in Algeco being shortlisted in the Offsite Awards Leisure Retail Project of the Year. The Awards finale are in September.

The official opening of the new modular Starbucks restaurant in Derby comes at a time of record demand for Algeco leisure and retail modular building solutions as more customer looks to access these benefits.

Multiple orders have been generated since the company began offering a retail leisure solution as a 'standard' product line.

Typically, Algeco achieves a PMV (Pre Manufactured Value) of over 80%, meaning most elements of the build and critical testing around fire and building performance are already completed before the modules arrive on site.

Minimising environmental impact and working on the constrained site – close to a busy Aldi - were key requirements set out by Starbucks at the very start of the Derby project.

James Withey, Managing Director of Algeco offsite, said: "What is significant about the Starbucks project in Derby is that we worked to the company's required specification whilst still delivering all the benefits of DFMA and Lean Manufacturing, and, significantly, a bespoke design. By handing over the restaurant in just 2 weeks, Algeco has set a new benchmark for the industry. We are now beginning to roll out the concept to other sites across the country.

James added: "Our Carnaby facility has recently secured a £3.5m investment from our parent company Modulaire Group. This represents a significant step, and reflects how our offsite business has grown over the last few years. Investment will significantly increase capacity, whilst contributing to our journey of being a low carbon business."

All Algeco retail and leisure modular solutions are designed to allow relocation, reconfiguration or recycling, depending on future requirements. They are designed to have a 60 year structural design life.

As part of a sustainable approach, the modular buildings utilise responsibly-sourced and recycled materials throughout, further reducing its environmental impact. The modules are constructed using a steel-framed system, a highly recyclable material sourced from a UK supplier with certified Environmental Policy Declarations. The external cladding at Starbucks in Derby was larch, a sustainable timber.

Other sustainable features include high levels of insulation, ceiling, floor and wall tiles made using recycled content. The kitchen incorporates a heat exchange that feeds into the dining area.

The lightweight structure of Algeco's steel frame modules minimise carbon intensive foundations, which were completed at the same time as the modules were manufactured, helping to reduce the build schedule even further.
